Plain answers

Questions people ask first

Every answer here is what we tell people on the first call. If yours is not listed, ask us.

Is the first consultation free?

Yes. The consultation is free, and it can happen in person, by phone or by video chat.

Can I sell my home if it is already in foreclosure?

Yes. Home Help helps homeowners sell regardless of how much is owed, how far behind the payments are, or the condition of the house.

What if I owe more than the home is worth?

A short sale may be the answer: the lender agrees to accept less than the full balance so the home can be sold. It satisfies the foreclosure with no deficiency judgment, and you can apply for another mortgage after 24 months.

What if I have equity?

A traditional sale lets you sell at market value, pay off the mortgage and keep the equity, without the lender's approval. We set you up with an agency that also understands the foreclosure process.

I have an auction date. Is it too late?

There are different ways to stop or delay a sale date, but they work better with time. Contact us as soon as you receive the notice.

The house has tenants, or someone is squatting, or it needs work. Does that matter?

No. We set up a relocation plan with tenants, work out the first legal step for a squatter, and there is plenty of interest in properties that need work.

I inherited a home. Can you help?

Yes. We help with Letters of Administration, Letters Testamentary and the probate process, and with the home itself if it is behind on payments.
